QSI International School of Atyrau is seeking an experienced Facilities & Procurement Manager to oversee the operation, maintenance, repair, and improvement of the school campus and a nearby 12-unit teacher apartment building. This role includes supervision of a maintenance team, hands-on oversight of repairs and building systems, and efficient procurement of construction and repair materials.

Position Overview

The Facilities & Procurement Manager is responsible for ensuring that the school campus and teacher apartments remain safe, functional, and well-maintained at all times. The ideal candidate will understand building systems, be proactive in identifying maintenance needs, and manage repairs in a timely and cost-effective manner. This role requires coordination with teachers, school leadership, workers, contractors, and vendors.

The position may require flexible working hours, including occasional evenings or weekends when supervising repairs, responding to emergencies, or overseeing construction timelines.

Key Responsibilities

Facilities Management

• Oversee daily operations of the school campus and 12-unit teacher apartment building.

• Conduct routine inspections and implement preventive maintenance schedules.

• Respond to and track maintenance requests, ensuring timely completion.

• Ensure compliance with safety and building standards applicable in Kazakhstan.

• Maintain organized records related to maintenance, repairs, contractors, equipment, and expenses.

• Supervise renovation and construction projects, ensuring quality control and adherence to deadlines.

• Monitor utility usage and initiate improvements to reduce inefficiency and waste.

• Maintain working knowledge of:
  Plumbing, drainage, electrical systems, heating/cooling systems, fire alarms, security systems, generators, filtration systems, roofing, and general building structures.

• Team Leadership

• Supervise 3 full-time maintenance staff and 1 part-time gardener.

• Assign daily tasks, monitor progress, and evaluate performance.

• Ensure safety procedures and appropriate work standards are followed.

Procurement & Budget

• Source and purchase construction materials, tools, and supplies.

• Maintain inventory of tools and materials.

• Track expenses and pursue cost-effective purchasing.

• Compare prices and negotiate with local vendors and contractors when appropriate.

• Communication & Reporting

• Communicate clearly and professionally with teachers, school admin, and apartment residents.

• Submit weekly updates and project status reports to the School Director.

• Use basic digital tools (email, messaging, spreadsheets) for documentation and task tracking.

Qualifications & Skills

Required

• Demonstrated experience in facility management, maintenance leadership, or construction-related work.

• General knowledge of building systems and maintenance processes.

• Ability to manage multiple tasks and supervise staff.

• Strong organizational, time management, and problem-solving skills.

• Reliability, responsibility, and commitment to high standards.

• Willingness to respond after hours to urgent facility needs.

Preferred (Not Required)

• Basic English communication skills.

• Experience working in a school, hotel, or residential community environment.

• Ability to interpret simple floor plans or technical diagrams.

• Driver’s license.

Working Conditions

• Standard Monday–Friday schedule.

• Occasional evening, weekend, or emergency availability required.

• Some physical work such as lifting, bending, and ladder use.
